The supply of second-hand flats for sale in Almería has fallen by 11% in the third quarter of 2026. During the same period, the average advertised price has risen by 10.3%.
The supply of second-hand homes for sale in Almería has decreased by 11% during the third quarter of 2026 compared to the same period last year. According to information released by Diario de Almería, this data comes from a study by Idealista published this Thursday.
The reduction is mirrored across much of Andalusia. Seven of the eight Andalusian capitals have recorded fewer homes for sale, with Seville being the only exception, showing an increase of 2%. Jaén leads the decline with 31%, followed by Córdoba (19%), Cádiz (17%), Granada (13%), and Málaga (1%).
The average advertised price in the capital of Almería reached €1,802 per square metre in September, which is 10.3% higher than in the same month of 2025, according to data from Idealista.
The indicator reflects the properties advertised on the Idealista platform, so the decline may be due to sales, owners withdrawing their listings, or insufficient new properties entering the market. The study does not specify the weight of each factor in Almería.
The spokesperson for Idealista, Francisco Iñareta, links the price increase to the evolution of supply. He explains that significant price rises in major cities deter buyers who cannot afford those prices, which reduces pressure on the stock and could moderate prices in the medium term.
For those looking for a flat in the capital of Almería, this means fewer options within their budget. According to the study, the evolution of the market will depend on demand, prices, mortgage financing, and the entry of new homes for sale.
