The INE places the highest average purchase price of 2025 in Calvià, at 981,485 euros, compared to 57,698 euros in Puertollano. The difference between the two municipalities exceeds 923,000 euros.

According to Estrella Digital, the National Institute of Statistics (INE) ranks Calvià, in Mallorca, as the municipality with the highest average housing purchase price of 2025, at 981,485 euros. At the opposite end is Puertollano, in Ciudad Real, with an average of 57,698 euros.

The difference between the two municipalities is 923,787 euros. The average price in Calvià is about 17 times that of Puertollano.

The data comes from the 2026 edition of the Urban Indicators, published by the INE on October 21. The report compares average purchase prices in municipalities with more than 20,000 inhabitants. It includes transactions carried out during 2025, not the prices currently advertised on real estate portals, and does not allow for comparisons of properties with identical characteristics.

Following Calvià, Pozuelo de Alarcón, in the Community of Madrid, records 907,270 euros, followed by Santa Eulària des Riu, in Ibiza, with 888,800 euros. The list of highest prices is completed by Sant Josep de sa Talaia (867,072 euros), Boadilla del Monte (821,952 euros), Marbella (742,787 euros), Alcobendas (703,369 euros) and Majadahonda (668,481 euros).

At the lower end of the ranking, after Puertollano are Mieres, in Asturias, with 61,233 euros, and Langreo, also in Asturias, with 62,838 euros. They are followed by Loja (72,493 euros), Archena (74,013 euros), Hellín (75,861 euros) and Andújar (76,801 euros).

A lower purchase price does not necessarily imply easier access to housing, as household income, savings capacity, purchase expenses, and financing conditions also play a role.

Within the major cities, the report places Madrid with the 14 districts or areas with the highest price per square metre in cities with more than 250,000 inhabitants. Recoletos tops the list with 10,952 euros per square metre, ahead of Castellana (9,624 euros) and Almagro (9,438 euros).

On the opposite side, statistical area 6-A of Murcia, which largely includes the district of Cañadas de San Pedro, records 783 euros per square metre. In Córdoba, the area of El Higuerón-Majaneque-Alameda del Obispo marks 813 euros and Alcolea, 832 euros.
