Puertollano recorded the lowest average housing sale price among municipalities with over 20,000 inhabitants in 2025, at 57,698 euros. Calvià, in Mallorca, was the most expensive, at 981,485 euros.

According to cibercuba.com, the National Institute of Statistics (INE) has published the 2026 edition of its Urban Indicators, which details the average housing sale price recorded in 2025 across Spanish municipalities.

Puertollano, in the province of Ciudad Real, has the lowest amount among the municipalities with over 20,000 inhabitants analysed, at 57,698 euros. At the opposite end, Calvià, in Mallorca, records the highest, at 981,485 euros.

The national average stands at 222,198 euros. Following Puertollano are Mieres (61,233 euros) and Langreo (62,838 euros), both in Asturias.

On the expensive side, after Calvià are Pozuelo de Alarcón (907,270 euros), Santa Eulària des Riu (888,800 euros) in Ibiza, Sant Josep de sa Talaia (867,072 euros), Boadilla del Monte (821,952 euros) and Marbella (742,787 euros).

Among the municipalities with more affordable prices are Loja, Archena, Hellín, Andújar and Linares, with values ranging from 72,493 to 77,395 euros.

The difference between the most expensive municipality and the cheapest exceeds 923,000 euros. Puertollano, with about 45,000 inhabitants, also has the largest decline since 2013, the reference year, with a drop of 40.2%. In contrast, Tías (180.6%), Marratxí (179.6%) and Torremolinos (176.5%) record the largest increases since that year.

At the neighbourhood level, Madrid concentrates the 14 neighbourhoods with the highest price per square metre among cities with over 250,000 inhabitants. Recoletos tops the list with 10,952 euros per square metre, followed by Castellana (9,624 euros) and Almagro (9,438 euros). The minimum, at 783 euros per square metre, corresponds to the Murcian district of Cañadas de San Pedro.

The INE specifies that the figures reflect sales transactions closed in 2025, not current asking prices, and that the study excludes the Basque Country and the Chartered Community of Navarre due to lack of available data. It also does not allow for inferences about housing availability or cost of living in the analysed territories.
