Fixed-rate subrogation mortgages start in October at Banco Sabadell's 2.75% TIN. ING and Myinvestor complete a selection that also includes variable options.
According to ABC, those who signed their mortgage a few years ago can transfer it to another bank without waiting to finish paying it off. In October 2026, fixed-rate subrogation mortgages from Banco Sabadell, ING, and Myinvestor start with a nominal interest rate of 2.75% in the case of Sabadell. These are discounted rates that require meeting the linking requirements of each entity.
If the current loan is variable, the payment of each review depends on the 12-month euribor, which closed August at 2.954% according to the Bank of Spain. The European Central Bank will hold its monetary policy meeting on 29 October.
To compare subrogation offers, it is advisable to look at the APR, not just the entry interest rate. In variable rates, the initial rate lasts 12 months and then the payment is based on the euribor plus a differential.
Banco Sabadell offers its fixed-rate subrogation mortgage with a 2.75% TIN, for 30 years and with an APR of 3.58%. The difference of 0.83 points between these figures accounts for the costs and linked products. Before requesting the study, it is advisable to review what products the entity requires to apply the discounted rate.
ING proposes its Fixed Orange Mortgage for subrogation for 25 years, with a 4.15% TIN and an APR of 4.88%. As it is a shorter term, the monthly payment is higher, although fewer years of interest are paid.
In the fixed mortgage from Myinvestor, the nominal rate is 3.40% and the APR is 3.69%, for 30 years. The difference between these figures is 0.29 points, the lowest of the three fixed options.
In the variable rates, Banco Sabadell and ING have the same variable APR of 4.46%. Sabadell starts with a 1.50% TIN for 12 months and then applies the euribor plus 0.50 points, for 30 years. ING starts with a 1.15% TIN in the first year, applies the euribor plus 0.65 points, and offers a term of 40 years.
Myinvestor has the lowest variable APR of the selection, at 3.49%. Its initial rate is 2.75% TIN for 12 months and then the euribor plus 0.79 points, for 30 years.
