Foreign home purchases in the Balearics fell by 15.4% in the first half of 2026, while the price per square metre rose by 9.3%.

In the first half of 2026, the buying and selling of homes by foreign citizens has slowed in the Balearics, with a decrease of 15.4%. This is reported by Ultima Hora based on data from the Statistical Information Centre of the Notary (CIEN). The decline is sharper than the total sales in the archipelago, which fell by 13.8%.

Data from the registrars, published alongside the notarial report, indicates that foreigners paid an average of 5,344 euros per square metre in the Balearics, 9.3% more than in the first half of 2025. The archipelago remains among the most expensive areas of the Spanish real estate market, and the price increase coincides with a decrease in transactions.

Across Spain, the average decline in purchases was 13%. The Balearics is among the regions with the largest drop: only Cantabria (20.5%), Canary Islands (20.3%) and Madrid (19.7%) recorded comparable or greater declines. In the Valencian Community, the decrease was also 15.4%.

Nationally, non-resident foreigners made 22,940 purchases, 18% less, the lowest figure since the first half of 2021. Residents in Spain made 39,387 transactions, 9.7% less. Non-residents paid an average of 3,493 euros per square metre, 11.8% more, while residents paid 2,102 euros, 9.8% more. Spanish buyers paid 1,971 euros, 8.7% more.

In the Balearics, the majority of purchases were made by German citizens, followed by Italians, who account for 16.8% of the sales in this group, and British buyers, with 8.1%. Nationwide, Moroccan citizens lead foreign purchases, with 4,960 transactions.
